In our local market, demand is far outstripping supply, putting us squarely in a strong seller’s market. Properly priced listings are receiving multiple offers, often driving the final sale price well over the asking price. Some sellers are feeling bold, coming to market with inflated list prices, only to watch their correctly priced competition sell in a matter of days and eventually having to take a price cut to generate a sale. As you can see in the enclosed sales information sheet, there is a direct correlation between price reductions and days on market. I have boxed the columns in red so that you can see them more easily.
Coming to market at a legitimate price is key to saving you both time and money. Luckily for you, I have been certified by the National Association of Realtors with the PSA (Pricing Strategy Advisor) designation. This certification means that I have honed my skills in pricing properties, creating CMAs (Comparative Market Analysis), working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values.
