Dear Fellow Valley Village Homeowner,

There is a noticeable bite in the evening air, as the shift in seasons makes itself apparent.

While the weather has cooled, the VALLEY VILLAGE real estate market has remained hot on the seller’s side and competitive for buyers. By month’s end, we will see our annual slowdown start to take hold as buyers become distracted with the winter holidays and family gatherings.

However, there are always serious diehard buyers that know with this slowdown, they have a strategic advantage to make offers with less competition. This is a bit of a double-edged sword for sellers.  On the positive side, you know you are dealing with only THE most serious buyers. The down side is that with less buyers vying for your property, the odds of pushing your sale price up through competition diminishes.

What you choose to do as a seller varies, depending on your personal circumstances. If you are in a situation where you absolutely need to shed yourself of a property, know that you will still have buyers eager to put forth offers, even if they are not as attractive. If you are not under pressure to sell before the end of the year, you might want to take this time to make practical improvements to your property to be ready to hit the market in January for the post-holiday surge!  This occurs when buyers realize they took their foot off the gas for the previous month and a half, and have renewed urgency to get back into the hunt. We will see a significant but short-lived spike in sales at the beginning of the year.
